PROPERTIES on the market this autumn include the Beverly Farming Portfolio in the Wimmera and Davis’ Aggregation on Eyre Peninsula, while on the Darling Downs, the sale of Middle Creek has been postponed until July.
Beverly Farming Portfolio, Vic
A productive cropping portfolio in Victoria’s renowned Wimmera region has returned to the market.
The 773ha Beverly Farming Portfolio is located 17km from Minyip, 26km from Donald and 54km from Horsham.
It comprises five properties: 242ha Marnoo; 132ha Rich Avon; 125ha Top Paddock & 70 Acres; 138ha Grandfathers, and the adjoining 135ha Boxleigh.
In August last year, the original 886ha aggregation was offered to the market via expressions of interest.
The 128ha Woods, 129ha South-East and 129ha Hemphills blocks sold to locals, and now the remaining Marnoo, Rich Avon, and Top Paddock & Acres have returned to the market with Grandfathers and Boxleigh.
With highly productive soil types and favourable topography, the Beverly Farming Portfolio is underpinned by a 404mm average annual rainfall.
The five holdings have been operated as part of a continuous dryland cropping program on a cereal, canola and lentil rotation, with 723ha, or 94 percent, being arable.
Colliers Agribusiness agent Duncan McCulloch was unable to disclose the name of the vendor or the price expectations but said the portfolio offers the potential to capitalise on an increasing price for carbon and high demand for natural capital assets, via a soil carbon sequestration initiative.
Infrastructure includes a home, a shed, and 48 tonnes of silo storage on Boxleigh.
The Beverly Farming Portfolio is being offered for sale in one line or as separate assets via a public tender process closing April 23.
Davis’ Aggregation, SA
The Davis family has listed almost 1000ha of cropping country on South Australia’s Eyre Peninsula with hopes of raising more than $3.2 million.
In November last year, the 2378ha Davis’ Aggregation was offered to the market as a whole or separately.

Located 14km north of Darke Peak, 45km north-west of Cleve and 50km south of Kimba, two blocks sold to locals expanding their existing holdings.
A local farmer who was leasing the 956ha Hutchins block paid $3.2M for the 844 arable hectares that has a home, numerous sheds, a shearing shed and sheep yards.
A local farmer paid $750,000 for the 288ha Peak Hill, which has 210 arable hectares and a set of sheep yards.
Elders agent Luke Duncan said the remaining land has now been divided into two parcels:
- Caralue: 700ha has 652ha arable for cropping with a target price of $2.255M; and,
- Claughtons: 430ha has 338ha arable and is listed for $1M.
The sale will end more than 100 years of Davis family ownership.
Over the years, the properties have been conservatively farmed using a mixed farming method of crop and livestock rotation.
Situated in a 380mm average annual rainfall area, they each have mains water plumbed to tanks, troughs and rainwater storage.
Middle Creek, Qld
The sale of some of the finest soils on Queensland’s eastern Darling Downs has been postponed until July.
Owned by Bob and Linda Dowding, who have decided to retire, the 1013ha Middle Creek is 22km south of Pittsworth and 62km south-west of Toowoomba.
The property is close to key infrastructure and markets including bulk grain depots, Wellcamp Airport and the Port of Brisbane.
Located on the Condamine River flood plain, Middle Creek has deep black self-mulching alluvium soils with around 883ha developed to cultivation – 105ha of lateral irrigation, 70ha of flood irrigation and 710ha of dryland cultivation.
Ray White Rural agent Mal Gollan said despite the postponement, good interest is coming from local grain producers and also from northern New South Wales.
Middle Creek is entirely cropped and boasting good subsoil moisture.
Included in the sale are 50ha of irrigated cotton, 291ha of dryland cotton, 55ha of irrigated sorghum and 262ha of dryland sorghum.
It is watered by two bores, creeks and a 216ML water allocation.
