A TOP-TIER operation with a secure long-term grower agreement has come to market with the listing of Somerset Poultry, a broiler farm in Murgheboluc, Victoria.
The property boasts six state-of-the-art broiler sheds which can produce almost 300,000 birds per batch under RSPCA-approved conditions, and is underpinned by a long-term grower agreement with Turosi Food Solutions Group.
JLL’s Agribusiness team is handling the campaign on behalf of the private seller.
JLL senior director agribusiness Chris Holgar said the sale presents an opportunity to acquire a highly efficient and profitable poultry operation in one of Victoria’s most desirable agricultural locations.
“The property, spanning close to 82.26 hectares of freehold land, is strategically positioned within close proximity to key supply chain infrastructure, ensuring both operational efficiency and market certainty,” Mr Holgard said.
JLL associate director agribusiness Jock Grimshaw said Somerset Poultry represented an outstanding opportunity.
“With an EBITDA of approximately $1.1 million, this is a reliable, high-yielding asset offering a secure income stream. We believe it will trade in the vicinity of a 9 per cent yield,” Mr Grimshaw said.
The property is located near the township of Inverleigh, with excellent access to Geelong, the Surf Coast and Melbourne CBD.
JLL director agribusiness Chris Lawlor said the property’s strategic advantages include its proximity to Turosi’s hatchery and processing facility, Ridley’s Lara feedmill, and Avalon Airport, enhancing its operational efficiency and market access.

“Water security is ensured through reliable access from Barwon Water mains via a private main, the Barwon River, bore water, and extensive on-farm dam storage of approximately 50 megalitres,” Mr Lawlor said.
“There is also tangible growth potential with a precedent for additional sheds, subject to development approvals.
“The property is professionally managed with an experienced team in place, facilitating a seamless transition to new ownership.”
Mr Grimshaw said the current market presented a prime opportunity for buyers to establish or strengthen their position in the growing poultry industry.
“The Australian poultry sector has seen consistent growth in domestic consumer demand over the past few decades,” Mr Grimshaw said.
“This is reflected in per capita consumption, with chicken significantly outpacing beef, pork, and lamb as the preferred protein choice.”
